ZOM Living is developing the latest addition to a growing upscale housing and retail market in Charlotte, N.C. General contractor CBG Building Company began construction in January 2018 on Hazel SouthPark, a mixed-use, 203-unit Class AA apartment development located on a 2.76-acre parcel in Charlotte’s SouthPark neighborhood, adjacent to the 1.6-million-square-foot SouthPark Mall. The project is scheduled for completion in the first quarter of 2020.

The mall, one of the highest-grossing shopping centers in the state, is surrounded by several upscale residential developments. “We think this is a great location, in a great market,” ZOM Living Senior Vice President Darryl Hemminger says. “We believe there’s tremendous demand for intimate, highly amenitized and highly serviced apartments located in great live-work-play environments, and Hazel SouthPark will bring a new level of quality, unit features and amenities to this market.”CBG ZOM info box

ZOM Living closed on the site, which formerly housed an office building, in October 2017. The developer had the site rezoned from office to residential mixed-use. “I chose to present this project as an opportunity for the neighborhood associations to model how they want to influence and guide the growth of their community going forward,” he adds. “We’ve included a number of public spaces and hardscape elements for outdoor seating for the general public to use as part of the pedestrian experience near our building, and we will be making substantial improvements to the adjacent street and pedestrian crossings.”

Upgrades will be made to all four corners of the intersection near the apartment complex. These changes are expected to increase access to the site, the mall and adjacent office properties. “The community wanted to get away from a vehicular-centric intersection to one that is much more pedestrian friendly. We also will be contributing to further sidewalk improvements in the adjacent neighborhoods,” Hemminger says. “On one side of [our development] we have hundreds of thousands of square feet of office space filled with people, and on the other side there’s a food court, popular restaurants and shopping and entertainment. Between the two, there was very little pedestrian access. Fixing this condition was a major influence on the design of our project.”

Modern Yet Traditional

The six-story Hazel SouthPark building will include 12,000 square feet of retail space on its ground floor, and 9,400 square feet of amenity space. The building features a resort-style pool deck and two-story townhouse units above a cast-in-place concrete parking structure.  The retail space sits beneath a concrete podium, with wood framing above. The exterior will feature distinctive architectural features with extensive use of brick. “We want to deliver a modern-looking building that’s built with very familiar, comfortable, traditional materials,” Hemminger says. 

”We like the design of this building, but beneath that exterior, is a very complex construction project,” notes Jeff Duerr, vice president for CBG Construction.

Apartment units will average 1,100 square feet in size and include solid wood cabinets, natural marble countertops, upgraded appliances, custom light fixtures and designer plumbing fixtures. 

The apartments will be marketed to older adults, particularly those nearing retirement. “Maybe [prospective renters] have kids who live in the area and sold the home they raised their family in, but are looking for somewhere as comfortable as their former home, without the hassles,” Hemminger says. 

Overcoming Challenges

The site’s proximity to the mall, office developments and other upscale housing has posed a challenge to the general contractor. “One of the biggest challenges we face is we have a very tight site – the face of the building essentially sits on the property line on all four sides,” Duerr says. “Dealing with the logistics of the actual construction process and getting subcontractors and materials on and off the site is daily challenge.”

Materials are being delivered to the site on a just-in-time basis because of the limited lay-down and staging areas. CBG’s superintendent and onsite staff coordinates material deliveries as well as the construction schedule, he adds.

Soil conditions also posed a challenge to the project during its early stages. Crews removed a large amount of unsuitable soil and replaced it with usable soil. “The contractor did a good job of managing and mitigating challenges,” Hemminger says.
